DEPARTMENT OVERVIEW

The Lynwood Redevelopment Agency (RDA) is applying for an Areawide Assessment Grant for $350,000 and a Site-Specific Cleanup Grant for the Alameda Triangle (Casa Grande) project for $200,000 from the United States Environmental Protection Agency (EPA). The RDA is currently accepting comments on the draft proposal the RDA intends to submit to EPA. A copy of the Cleanup Grant proposal is available at the RDA offices located at 11330 Bullis Road, Lynwood, California, or by contacting H. Ernie Nishii at (310) 603-0220 Ext. 384. A public community meeting will be held at Bateman Hall Room 2 on November 10, 2008 at 4:00 p.m. to discuss the draft proposal and consider public comments for incorporation into the grant proposals. The RDA is planning on submitting the proposals by the grant deadline, November 14, 2008.

ongoing projects

Plaza Mexico
This project is a 36-acre project inclusive of the existing Town Center, comprised of a Food 4 Less Market, Rite-Aid, supporting retail, and the existing Marketplace Shopping Center which hosts a HomeTown Buffet, Chuck E’Cheese, El Gallo Giro, La Huasteca Restaurant, El Curacao, and numerous Specialty Shops. The open-air village will be located between the two centers, combining a venue for outdoor oriented entertainment appealing to families with commercial retail. An architectural treatment that is reminiscent of old towen Mexico is incorported throughout the project to give it an authentic look and fees of towns like San Miguel de Allende and other cities located in the State of Guanajuato.

Atlantic Crossing
A 60,000 square feet retail center anchored by Walgreen’s and Starbucks. Atlantic Crossing is located in the northeast section of Lynwood at Atlantic Avenue amd Imperial Highway. This center is adjacent to a previously completed center and was developed to imcorporate similar architectural features that together make up 110,000 square feet of retail. Other uses include Panda express, Subway, Eurostar, KFC/Long John Silver, and Radio Shack.

Long Beach Pluma
A 75,000 square feet retail center comprised of national credit tenants, the project is anchored by Smart & Final, 99Cent Only, and Factory 2 U. Sub anchors are Kragen Auto Parts, Rent-A-Center, Susie’s Deals, Payless Shoe Source, Quiznos and Sally’s Beauty Supply.

Whispering Glenn
A single-family housing development of 39 units. This will be a gated community and will have recreational space provided within the project. The units will be available in three and four bedroom options and range in size from 1,700 to 1,800 square feet.

Triangle Project
An 11-acre site targeted for up to 120 singel-family detached units within a gated setting, the design and layout for this project is in the preliminary stages and will incorporaye open space within the project. The project will consist of two-story dwellings and will be available in three and four bedroom options. Each unit will have a two-car garage with ample landscaping. The density factor in this development will remain low at approximately nine to ten units to the acre.

Fernwood Estates
The Agency has approved the development of 30 single-family units on agency-owned property located adjacent the I-105 Freeway. The units will be multi-story and will be offered in both three and four bedrooms options. Five (5) of the units will be targeted for families of low and moderate income (80% if County median income) and the remaining units will be sold at market rate (120% of County Median Income).
